Gramercy Park's co-op buildings are among the most well-maintained and tightly regulated in Manhattan. Buildings along the park — particularly on Gramercy Park South, Gramercy Park North, and the numbered blocks of Irving Place — often require board approval for move-in dates, detailed COI documentation, and substantial security deposits. Many of these buildings restrict moves to weekday mornings and require building staff to supervise elevator usage and hallway protection.

The neighborhood's tree-lined side streets between Park Avenue South and Third Avenue are relatively quiet compared to other Manhattan locations, which makes truck access easier than in busier commercial districts. However, the blocks immediately surrounding the park have limited parking due to the park's iron fence perimeter, and Irving Place — a narrow two-block stretch connecting Gramercy Park to 14th Street — can only accommodate one truck at a time.
